Here it is: "The best of both worlds." Affordable with extra development potential. The new City of Duncan LDR zoning by-laws allow for four units, including the house on this property. This four-bedroom family home is set on a beautiful 1/3 of an acre. It is three storeys, with the primary bedroom & the second bedroom on the main floor. Two bedrooms are upstairs, & there is an unfinished basement to expand into, totalling just over 2500 square feet. Enjoy the use of the detached garage plus the workshop & gardening room. The parklike fenced backyard offers a myriad of fruit trees plus a great garden with enough raspberries to share with family & friends. The City's planning department has excellent plans for the Carinsmore Neighbourhood. Ideal location: It's just a short stroll for groceries & to the coffee shop & a few more blocks to downtown. The home is efficiently heated & air-conditioned with an electric heat pump & has a metal roof. This is excellent value with great potential.

About
My family immigrated to Lantzville in the 1880s and I was born in the Old Hospital on Machleary Street in Nanaimo in the 1960s. I grew up in Nanaimo on Departure Bay Road–right across from Rock City School. My father worked at the Biological Station and every landmark brings back memories of a lifetime lived in the same area.
Licensed as a Realtor in 1993, I have been fortunate to be selling real estate and homes in and around the central island area for more than 20 years. Google Earth is amazing, and you feel like you can know a place pretty quickly, but nothing beats having footprints in all the corners. I’ve hiked the local mountains, swam in all the lakes and driven every road. I went to school here, had my first job here, and my dad taught me to drive here. I even remember going through the old A&W (now a Speedy Muffler).
I embrace integrity as the guiding principal to every decision I make. Quite possibly the most important aspect of my relationship with you is our communication. Clear, honest, timely, and accurate communication. As we work together, our relationship will evolve and change, but it’s important that the core value of mutual respect and appreciation for each other’s point of view will always remain.
My mission is simple: to promise a lot and deliver more. How do I do that? By communicating clearly, listening to my clients’ needs, providing remarkable service to clients while keeping in mind my guiding principles, and fairly representing my clients in the attainment of their real estate goals.
To put it simply, I never forget that I am working for you. I hold integrity, strength, honour, family, perseverance, patience, knowledge and balance as key aspects of my life, and apply those values to every part of my work as a real estate agent.
