Incredible 1.0 acre development property backing onto $1.5 Billion Cowichan District Hospital & located within the Bell McKinnon Local Area Plan which designates the entire Property as "Residential Med (RM)" promoting 2-3 storey townhouses and duplex/triplex development. The future RM designation in the LAP suggests development of up to 3 storeys and maximum 1.2 Floor Area Ratio provided parking requirements are met. North Cowichan is planning for a sewer connection in the future which (after connection and removal of current septic field) could make the 1 acre plot sub-dividable. Current 3 bed 2 bath home with a detached garage, tool shed and garden shed. Yard boasts many productive fruit trees. Buy now for development, invest in a rental and future development profits, or purchase an exquisitely maintained home that could possibly be sub divided for both rental and or living as well as development potential. Interior photos upon request. Buyer to do due diligence re: dev & sub.div.

ABOUT ME:
Carol Riera PREC* - REALTOR®, B.ED., M. of Applied Linguistics
Born and raised in Vancouver, Carol has lived in three provinces, travelled extensively and is fluent in both French and English. Carol worked in Education for more than 20 years, teaching every grade from preschool to the college level. She is known for her involvement in community activities, her attention to detail and her customer service skills.
Always looking for new challenges, Carol embarked on a Master's of Linguistics with the University of Nottingham in 2011. When deciding to return to beautiful, BC, Qualicum Beach was an easy choice for Carol and her husband, Bruno Sterckeman, as it was a return to family and a milder climate. In order to make the move, and encouraged by her sister, Carol enrolled in the Sauder School of Business at UBC to study Real Estate Trading Services.
Throughout her varied career, Carol has always enjoyed serving others, organizing many cultural and humanitarian trips as a teacher and is now happy to support the Children's Miracle Network as a REALTOR® at RE/MAX Anchor Realty. Her greatest asset is her outgoing and warm personality which helps her develop long-term relationships with others. Carol allows you to have trust and confidence in experienced representation!
